Re: Field Surveys - Gap Filler Stations

Our Agent recently met with your Consulting Engineers, HM Dillon and Company, near Buckhorn, to inspect the Gap Filler Site at this location.

The site selected is adjacent to the northerly boundary of Highway 36 and a short distance from both Burleigh Falls and the Village of Buckhorn. The Highway is well maintained during summer and winter and the area services by both Hydro and telephone. The Fifth Concession road extends northerly and southerly along the westerly boundary of the site and approaches the shores of Buckhorn, approximately one mile distant to the south.

Enclosed is copy of an option obtained from Harry and Dorothy Reeves in the amount of $750.00 covering the purchase of approximately 1 acre being part of Lot 12, Concession 4, Township of Harvey, as shown on the attached Sketch Plan.

Although sales in the area are not common, in one recent sale near the Village of Buckhorn a one-acre square parcel adjacent to the Highway sold for $1,000.00, indicating a frontage value of approximately $5.00 per foot. You will note that the land being purchased from the Reeves has a frontage of 150 feet on the Highway.

This settlement is considered fair and reasonable and is recommended for acceptance. Will you please let us know if you concur therein.
